Williamsburg has new towers on Kent Avenue with alteration agreements thicker than the lease, 1900s factories on the North Side turned into lofts, and three-family row houses on the South Side where one meter feeds three kitchens. Brooklyn Electrician handles the electrical work in all three, with a licensed electrician who has stood in front of a condo board before.

Electrical Work Built for Williamsburg Condos, Lofts and Row Houses
Condo work on the waterfront is about rules. The board wants a certificate of insurance, a licensed master electrician's number, a filed permit and work hours that end at four. Inside the unit the work is subpanels, dedicated circuits for the induction range and the washer, and lighting the developer never finished, see Outlet and Switch Installation and Lighting Installation. Developer panels often arrive with every circuit mislabeled, so we relabel while we are in there.
Loft buildings on Wythe Avenue, Berry Street and North 11th carry three-phase services and tenant wiring from five previous tenants. Our electricians separate what feeds what, pull dedicated circuits for the kitchen or the studio, and file the work, see Commercial Electrical Services.
The row houses on the South Side and in the blocks east of the BQE run on 60 and 100-amp services from the 1950s. Large households, window units in every room, a dryer in the cellar. The service gets upgraded before anything else, see Electrical Panel Upgrade.
DOB Permits, Con Edison and Condo Board Rules in Williamsburg
Every panel, service and new circuit gets a DOB electrical permit and an inspection. Condo and co-op boards require it before they sign the alteration agreement, and the board's engineer may want drawings. We provide both. Work hours in the towers run nine to four, so a panel job is scheduled as two short days instead of one long one.
Con Edison's network in Williamsburg is dense and busy. Service upgrades in older buildings wait on Con Ed's vault and feeder work, so we file as soon as the load calculation is done. New towers have the capacity, but adding a 60-amp charger circuit to a unit still means the house panel has to have room.
Restaurants on Bedford and Grand need the electrical sign-off before the liquor license and the certificate of occupancy move. We schedule the DOB inspection around the opening date.
Panels, Rewiring and Repairs Tailored to Williamsburg Buildings
Rewiring a South Side row house means plaster, brick party walls and a cellar panel that has been in the same spot since Eisenhower. Our electricians fish BX through closets and ceiling bays and bring every kitchen and bath onto its own 20-amp circuit, see Electrical Wiring and Rewiring.
Loft rewires are different. Exposed conduit along brick is the look and the code, so we run EMT clean and straight and leave it visible. Boxes stay accessible, grounding runs with the conduit, and the inspector sees everything without opening a wall.
Repairs in condos run to tripping AFCI breakers, half-dead kitchens and dimmers that buzz with the LED fixtures the developer chose. Repairs in the older buildings run to lost neutrals and warm panels, see Electrical Repair. A pre-purchase Electrical Inspection on a loft or a row house pays for itself at the negotiating table.
Lighting, Outlets, EV Chargers and Generators for Williamsburg Homes and Businesses
Lighting is half the work in this neighborhood. Recessed and track lighting in lofts with 14-foot ceilings, pendants over the bar, exterior and signage lighting on North 6th, see Lighting Installation. Ceiling fans on fan-rated boxes in the lofts where the AC cannot keep up, see Ceiling Fan Installation.
Condo garages on Kent Avenue and the waterfront are adding Level 2 charging stall by stall, with load management so the house panel survives it, see EV Charger Installation. Restaurants with walk-ins want standby power, see Generator Installation, and every new panel gets whole-house surge protection on the estimate, see Surge Protection Installation. Smart switches, USB receptacles and dedicated circuits round out most unit jobs. Dimmers get matched to the fixtures before anyone buys forty of them.
Emergency Electricians, Inspections and How to Get Started in Williamsburg
A sparking outlet in a Kent Avenue unit, a dead walk-in on Grand Street at 11 p.m., a row house with half its power gone, see Emergency Electrician. The truck comes from our shop in Bed-Stuy, a short run up Bedford Avenue. A condo super gets a call back with a plan.
For everything else, call (929) 460-9789 or send the form above. A licensed electrician visits, opens the panel and leaves a written price that lists the permit, the Con Ed items and the board's paperwork. We cover the blocks north into Greenpoint and east into Bushwick the same way.
